Terms and conditions
Villa Balea is our family´s Spanish holiday villa but also a small family rental business. Eva rents it out through our family business Daylight Holiday Homes AB with its base in Sweden . Tourist license VT-452445-A.
Number of people:
The tourist license allows for 8 people. In the Villa you can fit in 6 people sleeping. and in the Studio there are 2 extra beds so that you can sleep 6 in the Villa and 2 in the studio.
Included in the price
4 bedrooms of which one is the studio. If you do not need the studio let me know and there is a discount.
use* of electricity, pool, water, air conditioning, heating and bottled gas. The usage of kitchen equipment, outdoor furniture, and outdoor shower. Wifi internet, a brand new alarm system with picture and fire alarm connected to security company (Securitas), TV with Nordic and English speaking satellite channels and all local Spanish channels are also included. In addition, the villa includes comforter, pillow and blanket per person during stay.
*Due to the increasing demand of saving water and the environment in Spain, please don’t waste unnecessary water nor electricity.

We will send you a proposal. Let us know how many people that will be staying. Bedlinen and towels are included, one set for each person. If you want extra set we can provide for a small extra cost.
Final cleaning
We have professional cleaners. We ask the clients to empty the fridge and throw away any garbage. To avoid that the cleaners will charge extra please make sure that the villa is left in a normal conditions in terms of tidiness and hygiene.

Booking confirmation
You need to receive a confirmation email before your booking is complete. You can use our booking system, or email eva.oscarsson@villabalea.com for proposal and booking.
Payments
We ask our guests to pay 30% of the booking price as down payment. You will pay for the remaining amount of the booking 8 weeks before the rental start date.
Deposit: Before arrival we will also ask you to pay an deposit of 265 euros that will be paid together with the final payment. The deposit will be paid back to your bank account when we confirm that all keys are returned and the house is in good condition.
Cancellation and refund
For cancellations more than 8 weeks before the rental start date, you will be refunded the majority of your down payment. We will take 5% of the total booking price as processing fee, since we use our own booking and payment system.
For cancellations after 8 weeks, but before 4 weeks, of rental start date, we will refund 70% of the charged amount and keep the 30% down payment.
Cancellation close to check in
For cancellations within 4 weeks of rental start date, we will not be able to issue a refund , except for extraordinary situations agreed by both parties. However, we want to establish long lasting relations with you and know that things can happen, we can reach a compromise. You might still be able to receive a partial refund if we can find another booking for the same period. Contact us and we will try to sort it out*.
*At the end of the day, we don’t want to be unfair towards our guests, we hope you would to do the same to us. Please understand that we are just renting out our family villa, not some big hotel. Contact us as soon as you begin to have any doubt about coming. The sooner you contact us, the better it is for both of us.
Rebooking
You can rebook or move your booking 4 weeks before your rental start date. After 4 weeks, please contact us and we will sort it out if possible.
Payment processing
Your personal and payment information will also be collected and stored by our third-party payment processor, Sirvoy and Stripe, when you place a booking.
Stripe is PCI DSS – Level 1 Service Provider certified, which means the most stringent level of security for bank and credit card transactions, so that you as a customer will be safe with your online payment. We will not store or process your credit/debit card and payment data, Stripe only allows us to debit your card.
You can pay by registrering a bank/credit card in your booking account. You can add your card details after you made a booking in “Review my booking“. We will then charge the given card.
If you prefer to pay by bank transfer, we will send the account number and receipt. It must be able to be paid to a Swedish bank account in Swedish SEK or Euro.
Maximum and minimum booking duration check-in and check out
In accordance to the new decree, for tourist short term rentals ( in Spanish) i.e rentals that falk under the tourist licenses with the regional Valencia government,
For stays equal to or less than 10 days, it will be considered tourist accommodation - with a tourist contract. For stays longer than 10 days, it will be considered temporary rental in accordance with Decree Law 9/2024 of the Valencian Government, and a temporary rental contract must be signed. tourist contract.
Longer rentals
For longer rentals from 11 days, we need another form of contract and I need to register the property as a non tourist rental.
Minimum 7 days, weekly, booking. It is possible to make a booking for less than 7 days, please contact us first.
Information we need before and at arrival
We need to know the flight details of the guests so that we can arrange for reception service.
When you leave the airport or 40 minutes before arrival SMS or send a WhatsApp to the company that carry out the reception service ( We will send you contact details). This is important as the reception service company are busy with reception and cleaning of several villas.

For reception during the day we will show you the Villa and hand over the keys. Please read the instructions that I enclose regarding the Alarm system etc. It is especially important that all the guests are familiar with the alarm system so avoid that it goes off and what to do in the case it goes off.
Contract and registration of guests
We need to register all the guests with SES-hospedaje which is part of the “Ministerio de Interior”. This is a new system and they are asking for quite a lot of new information for each guests. Each guest 14 years and over also needs to identify themselves with a passport o National identification document and give a signature on the check-in documents sent to you. We will sign a contract and you will receive instructions on which information I need for each guest.
Garden, pool and outdoors
We have a professional pool and garden company doing the maintenance and gardens. Please note that they come twice a week and will come into the compound while you are there.
Kindly, shower before using the pool to keep the water clean.
Respect the villa and others
: Please note that Villa Balea is situated in a residential area and it is important to me that my neighbours, often retired persons, can enjoy their everyday life without undue disturbance from my guests. The norm is common sense and respect. The rental does not include organising parties with loud music nor external persons.
Also make sure that you keep the barbecue area clean from food as outdoors it might otherwise attract insects.
